Ruby was referred by her brother, a property investor and land surveyor, after her financial planner couldn't help her as his license did not permit him to provide property advice.

• Investor - Ruby only had a small budget and needed a positive cashflow property, so that she could pay it off before retirement and own her own home.

• Secured: below her budget and in desired location
• Identified: $2,000 in hidden property repairs during due diligence
• Settlement outcome:  Repairs were attended to by the vendor, and $500 was rebated back to our client, because of the strict contract clauses we used
