The footy finals are over, the gardens are in bloom so now is the time to get back to Australia’s favourite pastime: property!
The Melbourne market is boasting some strong auction numbers and first home buyers are starting to crowd open inspections.
Let’s take a look at what’s going on.
Market news.
Australian home values rose again in September, up 0.85 — the strongest monthly gain in two years and the eighth straight monthly rise.
As we look across the capitals, we can see some distinct trends in play. Melbourne and Sydney are staging a rebound with price hikes mostly coming from detached houses.
In the other major capitals, a downward trend has been checked with stronger growth in the last three months.
Home Guarantee Scheme.
From 1 October 2025, the federal government's Home Guarantee Scheme comes without any income limits and with higher price caps across Australia.
First home buyers using the scheme will need just 5% of the purchase price with mortgage insurance falling on the federal government.
In Victoria, the new price cap for the scheme is $950,000 in metro Melbourne and in the regional centres.
This second phase of the home guarantee scheme will increase buyer demand in the short term. In our view, this scheme could well lead to some damage for the government and taxpayers in the long term.
But with more first home buyers entering the market, it is likely to push prices higher in the months ahead.
In particular, it’s detached homes in the outer suburbs under the $900,000 mark and units in inner and middle ring suburbs which will benefit the most.
For investors with properties which meet these criteria, the year ahead looks set to be rewarding.
